Question by sappe: How to write a quitclaim deed ?
Im sharing 50 % of rights to my girlfriend , hope i wrote it correctly:

WITNESSETH, That the said first party, for good consideration and for the sum of $ _______________ paid by the said second party, the receipt whereof is hereby acknowledged, does hereby remise, release and quitclaim unto the said second party forever, 50% of the right, title, interest and claim which the said first party has in and to the following described parcel of land, and improvements and appurtenances thereto in the County of_____________________, State of_______________, to wit:

or can anybody suggest a better wording ? thanks

Pay an attorney and have it done RIGHT.
In my state, you would QC to yourself and GF in joint tenancy or tenancy in common, and your wording wouldn’t cut the mustard.
Needs to be recorded and may be subject to transfer taxes, certainly transfer declarations if you claim exemption.

    VERY state specific; in some you MUST have a lawyer do it.

    And a Q/C deed is probably the wrong instrument if you are conveying real property. You probably need a deed of gift.

    You can download a real quit claim deed on line for around $ 5 or you can get the software at the computer store.there are also site where you can download it for free. Just make sure it is notarized and witnessed.
